Fire Alarm System Installation in Karachi
Who tells your staff to leave when nobody is watching the ceiling? The alarm does, and only if the detectors, panel and sounders were fitted and tested as one set. United Trading Company does fire alarm system installation in Karachi for shops, offices, apartment blocks, schools, factories and warehouses. We fit the panel, detectors, call points, sounders and cable, then test every device before handover. Send a floor plan or a photo of each floor and we price from that.

A fire alarm system finds a fire early and tells people to leave. Heat or smoke reaches a detector, or someone presses a button. The panel reads the signal, shows where it came from and sets off the sounders. That chain only works if every link was fitted, wired and tested.
Most of the price and most of the risk sit in choices made before any cable is pulled: the panel type, the number of zones, where each detector goes and what the alarm must switch off. This page walks through those choices the way we would explain them at the counter, with figures we can source and a clear note where we cannot.
The rules moved in 2026. SBCA now puts fire safety checks inside the building approval process. A building with no working alarm is harder to explain than it used to be.
What is a fire alarm system, and how does it work?
It is a set of detectors, call points, a control panel and sounders, joined by cable, that senses a fire and warns everyone in the building. A detector or a pressed button sends a signal to the panel. The panel names the zone or device, sounds the alarm and can pass the signal on to lifts, fans and doors. It warns. It does not put the fire out.
Detector or button
A detector senses heat or smoke. A person can also press a call point.
Signal to the panel
The signal travels on the cable to the control panel.
Panel reads it
The panel shows the zone, or the exact device on an addressable loop.
People are warned
Sounders ring and strobes flash in every area of the building.
Other systems act
The panel can recall lifts, stop air handling units and release magnetic door holders.
The alarm tells people. A sprinkler or hydrant system fights the fire. See the sprinkler page for the water side.
Why does a Karachi building need a working alarm?
Because the alarm is the first minute of the whole plan. Karachi reported more than 2,400 fire incidents in 2025. People who hear a warning at once have time to use the stairs, and the brigade is told sooner.

What did the Gul Plaza inquiry find about alarms?
The judicial commission reported that Civil Defence inspections in 2024 and 2025 found no hydrants, hose reels or fire pumps, and an alarm that could not be relied on. An alarm that exists on paper is not the same as one that sounds.
Do public buildings in Karachi have alarms?
Not always. A Sindh Health Department assessment found JPMC has no fire alarm or sprinkler system. Private shops and offices are rarely better, because the rule only reached them in 2026.
What do the 2026 rules ask for?
SBCA asks for certified MEP drawings and fire brigade and Civil Defence NOCs at completion. An SBCA survey found 90 percent of buildings in three districts fell short, and notices with a three-day deadline went to over 300 buildings.
We install and test. The NOC comes from the authorities. For the steps, read our fire NOC guide.
Which buildings in Karachi need a fire alarm?
Your building consultant and the approving authority decide, building by building. We found no single Karachi list of building types that must carry an alarm. In practice we are asked to quote for the buildings below.
| Building | What it usually gets | Worth knowing |
|---|---|---|
| Shop or showroom | A small panel, a few detectors, a call point at the exit | A shop under 300 square metres can often be one zone (BS 5839 guide). |
| Office floor or tower | Addressable panel, detectors in every room and void, a sounder on every floor | The panel often links to lifts and air handling units. |
| Apartment block | Common area detectors, call points on each landing, sounders on every floor | Flat entrances are a separate decision. Ask your consultant. |
| School or hospital | Addressable panel, call points on every corridor, voice sounders in some areas | JPMC has no alarm or sprinkler system. |
| Factory or warehouse | Zones by shed, heat or beam detectors for tall roofs, strobes in noisy areas | Dust and heat limit which detector works. See the detector table below. |
| Mall or plaza | Large addressable network, a panel at the main entrance, sounders in every shop | The Gul Plaza commission found an alarm that could not be relied on. |
| Server room or data room | Early-warning detection, linked to a gas system | See the FM-200 page. |
Do I need an alarm if I already have extinguishers?
Often yes. An extinguisher needs a person at the fire in the first minutes. An alarm warns the whole building, including the floor where nobody saw it start. The two cover different jobs.
Which mix your building needs is the question on which system your building needs.
Conventional vs addressable: how do the two panel types differ?
A conventional panel groups detectors into zones, so it shows which zone tripped. An addressable fire alarm system gives every device its own address on a loop, so the panel shows the exact detector and room. The conventional panel costs less. The addressable one costs more and finds faults faster.
| Conventional | Addressable | |
|---|---|---|
| What the panel shows | The zone | The exact device and room |
| Wiring | One circuit for each zone, home run to the panel | One loop that passes through the devices and returns |
| Equipment cost | Lower | Higher |
| Cable and labour on a big site | More cable, more work | Less cable, less work |
| Finding a fault | Walk the zone and test devices | Read the device name on the panel |
| Adding devices later | Limited by zone capacity | Easy until the loop is full |
| Usually fits | Small buildings that one or two zones cover | Larger or growing buildings |
Is an addressable fire alarm system worth the extra cost?
On a large or multi-floor building, usually yes. The panel tells your guard the room, so nobody walks 40 doors to find a dusty detector. The saving is time during a real alarm and during every fault afterwards.
On a small shop it rarely pays for itself. A conventional panel with two zones does the job.
Can an addressable fire alarm system grow with the building?
Yes, within the loop capacity. Each loop holds a fixed number of devices, set by the maker, and a second loop card adds more. Ask for the spare capacity in writing, so a new floor next year does not mean a new panel.
Which suits a small shop, office or apartment block?
A small shop or a single-floor office usually does well with a conventional panel. An apartment block, a school or a factory with many rooms is easier on an addressable loop, because the panel tells you which room.
Tell us the floors, the rooms and whether you plan to extend, and we say which one fits.
Can the alarm be linked to a sprinkler or FM-200 system?
Yes. The panel can read a flow switch or a valve switch from the sprinkler page, and it can start the release of a gas system. The link needs its own inputs and its own test, which is why it appears as a separate line in the quote. See the FM-200 page for the gas side.
Can someone else service it later?
Sometimes, and you should ask before you buy. Some addressable panels can only be changed with the maker's software and a password. If the installer keeps both, you are tied to them.
Ask who holds the programming file and the password, and whether another company can service the panel.
Which detector goes where: smoke, heat or multi-sensor?
Smoke detectors suit offices, bedrooms and corridors, where a fire smoulders first. Heat detectors suit kitchens, generator rooms and dusty plants, where smoke or steam would set off a false alarm. A multi-sensor reads both. Your drawing names the type for each room.
| Detector | What it senses | Where it fits | Where it fails |
|---|---|---|---|
| Optical smoke | Smoke particles scattering light | Offices, corridors, hotel rooms, stores | Steam, cooking fumes, dust |
| Heat, fixed or rate of rise | A set temperature, or a fast rise in temperature | Kitchens, generator rooms, car parks, boiler rooms | Slow, smouldering fires with little heat |
| Multi-sensor | Smoke and heat together | Mixed areas where a single type gives false alarms | Costs more than a single type |
| Flame | Radiation from flames | Fuel stores and process plants | Needs a clear line of sight |
| Beam | A light beam across the room | Atriums, warehouses, tall halls | Needs a stable mounting wall |
The detector type comes first, then the spacing. Spacing is where cheap quotes cut corners, so ask for it in writing.
How far apart do detectors go?
On a flat ceiling the usual figure is a nominal 30 feet (9.1 metres) between spot detectors, which is 900 square feet for each one. No point on the ceiling should be more than 0.7 of that spacing from a detector, about 21 feet (EC&M, on the US code).
Beams, joists, slopes and tall ceilings change the number. Above 30 feet the plan may need a beam or air-sampling detector. Your consultant's drawing sets the count, and we fit to it.
How does smoke detector installation differ from heat detectors?
Smoke heads need clean air flow and a clear ceiling. A smoke head near an air-conditioning vent or a kitchen door will give false alarms. Heat heads tolerate those spots but react later. We mark each head on the plan and check its position against vents and doors before drilling.
Do voids above ceilings and under floors need detectors?
Often, when they carry cable or sit above a server room, because a fire can run there unseen. The drawing says which voids are covered. If it says nothing, ask the consultant before the ceiling closes, since a detector added later means opening the finish again.
How long does a detector last?
Ten years is the common replacement benchmark for smoke heads, and annual sensitivity testing on addressable devices decides it for a commercial site. Dust shortens that. Ask the maker for the date on the unit.
What else sits on the loop: the panel, call points and sounders?
Three more parts matter after the detectors: the panel that reads them, the buttons people press and the sounders that tell the building. Each has its own rules about where it goes.
What does the fire alarm control panel do?
The panel is the control point. It watches every circuit, shows the zone or device, powers the loop and runs the battery charger. It sits near the main entrance or in a staffed room, so the guard reads it first.
A remote display at the entrance lets firefighters read the status without walking to the panel room.
Where does a manual call point go?
A call point goes beside exits and on each floor, in places people reach without hunting for them. Pressing it or breaking the glass sets off the alarm at once. Walk the exit route with us and we mark the spots.
What is a sounder and strobe for?
The two parts do two jobs. The horn warns by sound, and the strobe warns by light where noise hides the horn, such as a plant floor or a hearing-impaired person's room. Every area needs to be heard, so we check sound levels at the farthest room.
When does a building need voice sounders?
Voice evacuation is used in high-rises, arenas, hospitals and detention facilities, where a recorded message guides people better than a bell. A shop or a small office does well with plain sounders. Ask your consultant whether your tower or hospital block needs the voice type.
Why do alarm tones differ from country to country?
The tone is set by the standard and the maker. The US pattern is three half-second pulses and a pause. The UK uses a two-tone siren, and Europe typically uses a siren that alternates frequency. Choose one tone for the whole building, so people learn it.
Does a fire alarm system need a backup battery?
Yes, and in Karachi the battery gets used. The usual commercial figure is 24 hours of standby followed by 5 minutes of full alarm. Batteries lose capacity every year, so replace them on the maker's schedule.
What cable does a fire alarm need, and how are zones and loops laid out?
The cable is the part nobody sees and the part that must survive a fire. Fire alarm cabling is fire-resistant, runs in its own conduit or tray and is routed so one cut does not blind the building. Loop wiring on an addressable panel returns to the panel, so a single break does not drop the devices behind it.
| Part | What it does | What to ask |
|---|---|---|
| Fire-resistant cable | Keeps carrying the signal while the fire attacks it | The cable grade and the standard it meets |
| Isolators on the loop | Cut a damaged section out and keep the rest alive | How many devices sit between two isolators |
| Conduit or tray | Protects the cable from impact and keeps it apart from power cable | Metal or plastic, and where it runs |
| Zone plan | Splits the building into areas the panel can name | One zone per floor above 300 square metres |
The BS 5839 zoning guide limits a single zone to 2,000 square metres, treats a building under 300 square metres as one zone and keeps zones to one floor above that. It also caps the walk inside a zone at 60 metres. It is a UK document, so use it as a benchmark, not as a Karachi rule.
Why do coastal sites need extra care?
Salt air attacks bare metal junction boxes and terminals. In Clifton, Korangi and Port Qasim, put sealed enclosures and corrosion-resistant fittings in the quote, and keep cable joints out of damp risers.
What is different about fire alarm installation in Karachi?
Power cuts, dust and humidity decide whether a Karachi fire alarm system stays quiet when it should and rings when it must. The panel needs a battery that carries the building through the cut. The detectors need a place away from kitchen steam and generator exhaust. The cable needs protection from damp. The work here is as much about these three as about the device count.
What happens to the alarm in a power cut?
The central fire office alone lists five daily power-cut windows. A panel on mains alone would go dark. A sealed battery keeps it alive, and a weak battery turns the first long cut into a trouble signal. Ask for the battery size in amp-hours, and the standby time it gives.
Why do dust and steam cause false alarms?
A smoke head reads dust and steam as smoke, so false alarms come from dusty plants, kitchens and workshops. Put a heat head there, or clean and test the smoke head on a schedule. A building that sees many false alarms soon trains people to ignore the real one.
Do monsoon rains affect the alarm?
They can, through damp junction boxes and flooded basements. Mount the panel and battery above the level where water stood in the last heavy rain, seal the boxes and keep the loop out of low risers. Karachi buildings with basement plant rooms should check this before the first monsoon, not after.
Can a generator room or kitchen sit on the same alarm?
Yes, with the right head. Kitchens and generator rooms usually take heat heads, because smoke and steam set off smoke heads. The head still reports to the same panel.
How does fire alarm installation work, from walkthrough to handover?
In eight steps. A single-floor shop skips a few. A block or a factory uses all of them.
Timelines depend on floors, cable length and when the building lets us in. We give a written timeline with the quote.
Bring the floor plan to our shop at Shams Chamber on Shahrah-e-Liaquat, opposite the DIGP investigation office, and we read it with you at the counter.
- You send a floor plan or a photo of each floor, with the building type and area.
- We walk the building if the plan is missing or unclear. We mark the panel room, riser, ceiling height, voids and any rooms with steam or dust.
- We send an itemised quote. It names the panel, every device type and count, the cable and every test.
- We fix the conduit or tray and pull the cable, with the loop or zone routed as planned.
- We fit the detectors, call points and sounders, and label each device.
- We mount the panel, connect the battery and complete fire alarm panel installation with the first power-up.
- We program the panel, then run fire alarm commissioning: each device tested, each zone named, each link to a lift or fan proved by a cause-and-effect test.
- We hand over the plan, the device list, the test record and the panel manual. See the plain-language guide to how an alarm works.
Which standards apply to fire alarm work in Karachi?
Your consultant names the code on the drawing, and we build to that drawing. NFPA 72 is the usual reference where US codes are adopted. BS 5839-1 and EN 54 (also ISO 7240) are the UK and European references. We found no single Karachi list of fire alarm system requirements, and we do not certify compliance.
| Subject | What it covers | A number worth knowing |
|---|---|---|
| US fire alarm code | Detector spacing, power, signals, testing | 30 ft nominal spacing, 900 sq ft each, 0.7 method (EC&M) |
| BS 5839-1 | Categories, zones, travel distance | Zone up to 2,000 square metres, 60 metres of walk |
| EN 54 and ISO 7240 | Product standards for devices | The marks on a detector or panel datasheet |
| SBCA amendment, Feb 2026 | Certified MEP drawings, completion NOCs | Applies to public-sale, industrial and amenity buildings |
Editions change, so check the edition on the drawing and ask us to match it.
What upkeep does a fire alarm need after handover?
A fire alarm needs regular tests, cleaning and battery changes. The owner does the weekly look and the contractor does the yearly work. The testing schedule guide holds the full table. This is the short version.
| When | What | Who |
|---|---|---|
| Weekly | Read the panel for fault lights, and press the test button if the panel has one | Owner or guard |
| Every quarter | Test call points and a sample of detectors, check sounders | Owner or contractor |
| Every year | Fire alarm testing of every device, battery capacity check, sensitivity check on addressable devices | Contractor |
| Every few years | Replace the battery on the maker's schedule | Contractor |
| About every ten years | Replace smoke heads, or sooner on a dusty site | Contractor |
Fire alarm maintenance under a contract keeps this on a calendar. The inspection, testing and maintenance page explains how, and the full testing schedule lists every system.
How much does fire alarm installation cost in Karachi?
There is no honest flat rate for a fire alarm system installation, because zones, device count, panel type and cable decide most of the price. We found no Karachi supplier that publishes alarm installation prices with sizes and a date, so this page lists what moves the price and does not invent a figure.
| What drives the cost | Why it changes the price | What to tell us |
|---|---|---|
| Zones or loops | More zones need a bigger panel and more cable runs. | Floors, wings and separate areas |
| Detectors | Smoke, heat and multi-sensor heads cost differently. Kitchens and generator rooms need heat heads. | Room list and ceiling type |
| Call points and sounders | Call points go at exits and on each floor. Sounders must be heard in every room. | Exits, floors and noisy areas |
| Panel | Conventional costs less. Addressable costs more and shows the device that tripped. | Building size and growth plans |
| Cable | Fire-resistant cable costs more than ordinary cable. Longer runs cost more. | Floor plan with ceiling height |
| Links to other systems | Lift recall, air handling shutdown and pump start need extra modules and extra testing. | Which lifts, fans and pumps exist |
| Site and papers | Access, working hours, tests and records take time. | Who needs the papers and by when |
Send a floor plan or a photo of each floor. We price from that.
WhatsApp a floor planCall 0313 2291500Can an alarm be priced per square foot?
Only as a rough guide, and we do not publish one. Two buildings of the same area can differ by the ceiling, the panel and the links. Price per device means little on its own. Ask for the full list before you compare.
What drives the price up on a retrofit?
Solid ceilings, night work in a live plaza and cable that has to cross fire-rated walls. Agreeing the cable route and the work hours before the quote keeps the price firm.
What should a fire alarm installation quote list?
Every device, every metre of cable and every test, so you can compare two quotes line by line.
A low total can hide a smaller battery, fewer detectors or a skipped test. These eight lines make quotes comparable. For the wider checks on any fire safety supplier, read the buying guide. The detectors, panels and call points we sell page shows the parts.
- Panel type, make, number of zones or loops, and spare capacity
- Count, type and make of detectors, call points and sounders
- Cable grade and total metres, with conduit or tray
- Battery size and standby time
- Links to lifts, fans, doors and pumps

Ask on WhatsAppWhat does a fire alarm installation include?
The panel, detectors, call points, sounders, cable and conduit, a battery, programming and a test of every device. We hand over the plan, the device list and the test record.
How many detectors does my shop need?
On a flat ceiling a spot detector covers a nominal 900 square feet at 30 feet spacing (EC&M). Walls, beams, shelving and air vents change that, so we count from your plan.
Is a smoke alarm the same as a fire alarm?
No. A smoke alarm is one unit that senses and sounds by itself. A fire alarm is a network that joins many devices to one panel and can switch off fans and recall lifts.
Does the alarm call the fire brigade?
Not by default. It sounds the building alarm. An outbound dialler or monitoring link is an extra, so say if you want one, and call the fire brigade yourself in any case.
Will cooking set off the alarm?
It can, if a smoke head sits near the kitchen. Put a heat head there and the problem goes. We mark kitchens and generator rooms on the plan.
Can you add devices to an existing system?
Often yes, if the panel has spare zones or loop capacity. On an older panel we first check whether parts are still sold.
Do I need a fire NOC before installing?
SBCA asks for fire brigade and Civil Defence NOCs at the completion-plan stage. You install to the approved drawing, then apply. We install and test. The authorities decide the NOC.
How long does an installation take?
It depends on floors, cable length and access. We give a written timeline with the quote.
Who tests it after handover?
The owner owes the weekly panel check. We can do the quarterly and yearly work under a maintenance contract.

How this page was built
United Trading Company prepared it in October 2026 from public documents and published standards. Where a number changes from project to project, the page says so and asks for your plan.
We do not certify compliance or issue NOCs. The authorities and your consultant decide those. Several figures come from secondary summaries of the NFPA and BS standards and are marked as such, so check the edition on your drawing before you rely on them. None of the examples is a UTC job.
