Fire Sprinkler System Installation in Karachi
Does every sprinkler open when a fire starts? No. Each head opens on its own, only when the bulb above the fire gets hot enough, so the rest of the floor stays dry. United Trading Company handles fire sprinkler system installation in Karachi for warehouses, plants, malls, hotels, offices and hospitals. We fit pipe, valves, alarm devices and heads to your approved drawing, then pressure test and flush before handover. Send the drawing or photos and we price from that.

A sprinkler network is a set of pipes under every ceiling, ending in heads that open one at a time on heat. A tank and pump feed it. When a head opens, the water moving in the pipe trips an alarm. The same network is also called an automatic sprinkler system, because nobody has to switch it on.
That is the whole idea. The detail is what separates a network that works from one that only passes a visual check: the design basis, the water supply, the valves and the tests. This page walks through each part the way we would explain it on site, using figures we can source and saying so where we cannot.
Rules moved in 2026. SBCA now asks for firefighting water storage in the plan and a fire NOC at completion. The sections below show what to ask for and what a fair quote lists.
What is a fire sprinkler system, and how does it work?
It is a network of pipe, valves and heat-activated heads that puts water on a fire without anyone starting it. Each head is held shut by a small liquid-filled bulb or a metal link. When the air under the ceiling reaches the head rating, the bulb breaks and water sprays over that spot only. A head typically opens within 1 to 4 minutes of ignition. The fire brigade needs at least 5 minutes to get the alarm and arrive, plus about 10 more to set up hose streams.
Heat reaches the head
The liquid in the bulb expands. At the rated temperature the bulb breaks.
One head opens
Water sprays over that spot. Heads over the rest of the floor stay shut.
Water moves in the pipe
A flow switch or the alarm check valve senses the movement.
The alarm sounds
A bell or a panel signal tells people inside and outside that a head has opened.
Tank and pump supply
The pump keeps the pressure up while the tank supplies the water.
The pump and tank do the work, not the city line. For the pump room itself, see the hydrant installation page.
How well do sprinklers work?
In US fires from 2005 to 2009, sprinklers operated in 91 percent of fires large enough to trigger them, and worked 96 percent of those times. A fire sprinkler system holds a fire down while people leave and the brigade comes. It does not promise the fire goes out.
91%
Of fires large enough to trigger heads, the share where heads operated (US, 2005 to 2009)
96%
Share of those fires where the heads were effective
65%
Share of failures that were a system shut off before the fire
2021
Year a KMC audit found no sprinklers at Gul Plaza
Why do sprinklers fail?
Mostly because someone turned them off. London Fire Brigade studied 163 sprinklered buildings from 1996 to 2005 and found that 66 percent of failures were a system shut off at the time of the fire. Another 16 percent were manual intervention, 10 percent lack of maintenance, 6 percent the wrong system for the fire and 2 percent a damaged part.
These are US and UK data. We found no published Karachi figure. The Karachi lesson is the same, though: keep the main valve open and check it every week.
What do recent Karachi fires show about sprinklers?
The judicial commission on Gul Plaza cited a 2021 KMC audit that found sprinklers and hydrants entirely absent. Civil Defence inspections in 2024 and 2025 found no hydrants, hose reels or fire pumps, and an alarm that could not be relied on.
A Sindh Health Department assessment found JPMC has no fire alarm or sprinkler system, although 208 extinguishers there were reported working.
Which Karachi buildings need sprinklers?
Your building consultant and the approving authority decide, building by building. The reports we read on the 2026 SBCA amendment list water storage, certified drawings and completion NOCs for public-sale, industrial and amenity buildings, and do not say which system each one needs. The table shows where we are usually asked to quote a sprinkler installation.
| Building | What it usually gets | Worth knowing |
|---|---|---|
| Warehouse or godown | Heads under the roof, tank and pump near the plot | Stock height and racking change the design. Tall stacks sometimes need ESFR heads, which aim to cut the heat output of a fire before anyone arrives. |
| Factory in SITE, Korangi or Port Qasim | Zones by shed, an alarm per zone, a pump with diesel backup | Oil, dust or hot work raises the hazard class, and with it the water you must store. |
| Mall or plaza | Heads along corridors and inside shops, a riser on each floor | The Gul Plaza commission cited a KMC audit that found none. |
| Hotel, office or mixed-use block | Heads below ceilings, one zone per floor | The ceiling type decides the head type. See the head table below. |
| Hospital or clinic | Heads on every floor linked to the alarm | JPMC has no alarm or sprinkler system. |
| Server room | Usually a clean agent, not water | See the FM-200 page. |
| Single shop or one office floor | Extinguishers. Your floor joins the building network if one exists | SBCA asks for one extinguisher per shop, as the hydrant page notes. |
Do I need sprinklers if I already have hydrants and extinguishers?
Often yes, because they do different jobs. An extinguisher needs a person at the fire in the first minutes. A hydrant hose needs firefighters or trained staff. A head works at 2am in a locked godown with nobody there.
Which mix your building needs is the question on which system your building needs. For hydrants, see the hydrant installation page.
Wet pipe, dry pipe, pre-action or deluge: which type fits?
Wet pipe, for most buildings. The pipe stays full of water and each head opens alone, which makes it the most common type and the most reliable, since its only working parts are the heads and usually an alarm valve. The other three are for special cases: spaces that could freeze, rooms where an accidental discharge is costly, and hazards where fire spreads fast.
| Type | What is in the pipe | How water reaches the fire | Where it fits |
|---|---|---|---|
| Wet pipe sprinkler system | Water, under pressure | A head opens on heat and water flows at once | Most buildings. The space must not freeze |
| Dry pipe sprinkler system | Air under pressure | A head opens, air escapes, then water fills the pipe. NFPA wants water at the farthest head within 60 seconds | Spaces that could freeze, such as cold stores and unheated spaces. Costs more and corrodes more inside |
| Pre-action system | Air or water, held back by a valve | A detector opens the valve. On double interlock, a head must also open | Rooms where accidental discharge costs most: archives, data rooms, art |
| Deluge system | Empty pipe and open heads | A detector or pull station opens the valve and every head sprays | Special hazards where fire spreads fast |
Why is wet pipe the usual choice?
It has the fewest parts. Fewer parts means fewer ways to fail, a simpler test and a lower quote. We would start from wet pipe and move away only when the drawing, or the room, gives a reason.
When does a building need dry pipe, pre-action or deluge?
When the consultant writes it on the drawing, and not before. A server room is better served by a clean agent than by water in any form. Our FM-200 page explains why. We install what the drawing shows.
Which type of head do I need: pendent, upright or sidewall?
It depends on where the head sits. A pendent head hangs below the pipe and sprays down, the usual choice under a ceiling. An upright head sits on top of the pipe and suits exposed pipework in sheds and plants. A sidewall head fixes to a wall and throws water across the room. Your drawing names the type, the rating and the count of sprinkler heads.
| Head | Where it sits | Where it is used | Check |
|---|---|---|---|
| Pendent | Below the pipe, spraying down | Offices, hotels, shops with ceilings | Distance from the ceiling to the deflector |
| Upright | On top of the pipe, spraying up and out | Warehouses, sheds, plant floors with open roofs | Clearance from racks, cranes and lifting gear |
| Sidewall | On the wall, spraying across the room | Corridors, small rooms, hotel rooms | How far across the room the spray reaches |
Speed is a second choice. A quick response head has a response time index of 50 or less, so it opens sooner than a standard one. It is the usual pick where people sleep or gather. Ask which one the drawing calls for.
What do the colours on sprinkler heads mean?
The colour is the liquid in the bulb, and it tells you the temperature at which the head opens. The common ratings are below.
| Bulb colour | Opens at | In Fahrenheit |
|---|---|---|
| Orange | 57 °C | 135 °F |
| Red | 68 °C | 155 °F |
| Yellow | 79 °C | 174 °F |
| Green | 93 °C | 200 °F |
| Blue | 141 °C | 286 °F |
| Purple | 182 °C | 360 °F |
| Black | 227 to 260 °C | 440 to 500 °F |
The drawing sets the rating room by room. A head rated below the normal heat of its room can open with no fire, so boiler rooms and hot roof spaces get a higher colour.
What does a glass bulb do?
The bulb holds a cap against the water. The liquid inside expands with heat and breaks the glass at the head rating. Smoke alone does not open a head. Heat does.
Can a painted or dirty sprinkler head be reused?
No. Heads that leak, are damaged or have lost fluid from the bulb must be replaced. Paint that the maker did not apply, and corrosion or dirt that harms performance, also mean replacement. Loose dust can be cleaned with compressed air or a vacuum, without touching the head.
We found no source that allows a removed head to go into a new job. Ask for new, labelled heads with a datasheet.
What do the valves and alarm devices around the heads do?
They control the water in a sprinkler system, tell you when a head opens and let you test it without a fire. Three parts matter most: the main control valve, the alarm devices and the test and drain points.
What does the main control valve do?
It shuts the water to the whole network for maintenance. It is usually a gate or butterfly valve whose open or closed position can be seen, and an alarm sensor can watch it. NFPA 25 asks owners to confirm its position every week.
It is the valve behind most failures, because a closed one defeats the whole network.
What sets off the alarm when a head opens?
Water movement. In a wet network the alarm valve opens and sends water to a bell, or an electric switch sends a signal to a panel. A bell near the brigade connection also guides firefighters to it, and tells people outside that a head has opened.
What else sits in the valve room?
A test connection to prove the alarm, gauges on both sides of the valve, and a main drain. A main drain lets the water supply be checked, and NFPA 25 lists a main drain test every year.
How big must the tank and pump be?
The size comes from four numbers: water per square foot, over what area, plus a hose allowance, for how many minutes. The hazard class sets all four. The table shows one guide summary of the NFPA sprinkler standard and our arithmetic on it.
| Hazard class | Design density over area | Flow with hose allowance | Water to store |
|---|---|---|---|
| Light (offices, hotel rooms) | 0.10 gpm per sq ft over 1,500 sq ft | 150 + 100 = 250 gpm | 30 min: 7,500 US gal (28.4 m3) |
| Ordinary group 1 | 0.15 gpm per sq ft over 1,500 sq ft | 225 + 250 = 475 gpm | 60 min: 28,500 US gal (107.9 m3) |
| Ordinary group 2 | 0.20 gpm per sq ft over 1,500 sq ft | 300 + 250 = 550 gpm | 60 min: 33,000 US gal (124.9 m3) |
| Extra group 1 | 0.30 gpm per sq ft over 2,500 sq ft | 750 + 500 = 1,250 gpm | 90 min: 112,500 US gal (425.9 m3) |
| Extra group 2 | 0.40 gpm per sq ft over 2,500 sq ft | 1,000 + 500 = 1,500 gpm | 90 min: 135,000 US gal (511.0 m3) |
Worked example. A light hazard office with the 1,500 sq ft design area needs 0.10 x 1,500 = 150 gpm for the heads. Add 100 gpm for hoses and the supply must give 250 gpm for 30 minutes. That is 7,500 US gallons, about 28 cubic metres kept for fire use only.
This is our arithmetic on figures from a guide summary, not from the code itself. For ordinary hazard the code allows 60 to 90 minutes, and the lower figure applies only when the waterflow and supervisory signals are electrically supervised at a constantly attended location. We used the lower figure: 60 minutes for ordinary hazard and 90 for extra. The consultant fire sprinkler system design and hydraulic calculation decide the real tank and pump.
If hydrants and heads share one tank, the pump room covers both. See the hydrant installation page for how pump and tank sizes are read from a drawing.
How many sprinkler heads does a floor need?
Count the floor area and divide by what one head may cover. A standard spray head may cover up to 225 sq ft in light hazard and 130 sq ft in ordinary hazard, at spacings up to 15 ft, and sits no more than 7.5 ft from a wall.
A 3,000 sq ft office floor gives 3,000 / 225 = 13.3, so at least 14 heads. A 10,000 sq ft ordinary hazard warehouse gives 10,000 / 130 = 76.9, so at least 77. Beams, ducts and columns add more. These are our minimums, not a layout.
What does the code say about head spacing?
That heads must be spaced so every part of the floor is covered, with limits on distance between heads, distance to walls and obstructions that block the spray. Extra hazard allows less area per head. The figures above are one guide summary, so ask us to match the edition on your drawing.
What is different about installing sprinklers in Karachi?
A fire sprinkler system installation in Karachi cannot count on the city for water or power in the first minutes. The building has to hold its own water, and the pump has to start when the mains do not. Salt air and monsoon rain then decide how the pipe and controllers are protected.
11pm to 8am

5
Daily power-cut windows listed at the same office
2,400+
Fire incidents reported in Karachi in 2025
300+

Why must the building store its own water?
The central fire office gets piped water only from 11pm to 8am. KWSC told the Gul Plaza inquiry it has seven legal hydrants and no statutory mandate to provide hydrant services. So the tank sized in the table above is the supply, and nothing else is promised.
What happens to the pump in a power cut?
The same office lists five power-cut windows. A pump that waits for mains power can fail on the night that matters, so ask for a diesel or generator-backed pump and test it by cutting the mains, not by pressing the start button.
How do sea air, heat and monsoon affect the pipe?
Near the coast, in Clifton, Korangi and Port Qasim, bare steel rusts faster, so put coating and corrosion-resistant supports in the quote. In a basement valve room, keep the controller above the level where water stood in the last heavy rain.
Which 2026 rules affect sprinkler work?
SBCA asks for firefighting-only water storage in plans, MEP drawings certified by a qualified professional, and fire brigade and Civil Defence NOCs at completion. An SBCA survey found 90 percent of buildings in three districts fell short, and notices with a three-day deadline went to over 300 buildings.
We install and test. The NOC comes from the authorities. For the steps, read our fire NOC guide.
How does fire sprinkler system installation work, from drawing to handover?
In eight steps. A small floor skips a few. A warehouse or a tower uses all of them.
Timelines depend on pipe length, floors and when the building lets us in. We give a written timeline with the quote.
Bring the drawing to our shop at Shams Chamber on Shahrah-e-Liaquat, opposite the DIGP investigation office, and we read it with you at the counter.
- You send the approved fire drawing, or photos of the ceilings, roof and plant room, with the building type and floor area.
- We visit if the drawing is missing or unclear. We note ceiling heights, beams, ducts, the tank and pump room and where the riser can run.
- We send an itemised quote. It names the heads by type and rating, the pipe, valves, alarm devices, pump and every test.
- We fix the riser, control valve and alarm valve in the valve room, then run main and branch pipe with hangers and bracing.
- We test the pipe. A typical acceptance figure is 200 psi held for two hours. Your drawing sets the real number.
- We flush the pipe until the water runs clear, so debris does not reach the heads.
- We fit the heads once the finishes allow it, so paint and plaster do not reach them. Painted heads must be replaced.
- We run the test connection to prove the alarm sounds and the pump starts, label the valves, and hand over the drawings and test records. See the handover documents guide.
Which standards apply to sprinkler work in Karachi?
Your consultant names the code on the drawing, and we build to that drawing. NFPA 13 is the usual installation reference where it is adopted, with NFPA 25 for inspection and testing and the SBCA rules for Karachi approvals. If you search for fire sprinkler system requirements for a Karachi building, we found no single published list. We do not certify compliance.
| Subject | What it covers | A number worth knowing |
|---|---|---|
| Installation standard | Heads, spacing, pipe, hydraulics, water supply | Up to 225 sq ft per head in light hazard and 130 in ordinary |
| Water supply | How long the supply must last | 30 minutes light hazard, 60 to 90 ordinary, 90 to 120 extra |
| Acceptance test | New pipe held under pressure | 200 psi for two hours |
| Inspection and testing (NFPA 25) | Weekly to five-yearly checks | Weekly check of control valve position; annual main drain test |
| SBCA amendment, Feb 2026 | Water storage, certified MEP drawings, completion NOCs | Applies to public-sale, industrial and amenity buildings |
NFPA editions change, so check the edition on the drawing and ask us to match it.
What upkeep do sprinklers need after handover?
Fire sprinkler testing is short and regular, and most of it is a person looking. The owner owes the weekly and monthly checks. A yearly visit covers the main drain and the heads.
| How often | What | Source |
|---|---|---|
| Weekly | Confirm every control valve is open | NFPA 25 |
| Monthly | Read the gauges on a wet network | NFPA 25 |
| Every quarter | Check the waterflow alarm devices | NFPA 25 |
| Every year | Run the main drain test. Inspect heads, pipe and hangers | NFPA 25 |
| Every five years | Replace or calibrate gauges. Open and inspect valve interiors | NFPA 25 |
A sprinkler system inspection by a competent person follows this list, and fire sprinkler maintenance contracts price it by visit. Long-life head sampling starts at 25 years for fast-response heads and 50 years for standard ones. The full testing schedule covers every system, and inspection, testing and maintenance covers the contract.
How much does a fire sprinkler system cost in Karachi?
There is no honest flat rate for a fire sprinkler system installation, because floor area, hazard class and water supply decide most of it. We found no Karachi supplier that publishes sprinkler prices with sizes and a date, so this page lists what moves the price and does not invent a figure.
| What moves the price | Why it matters | What to tell us |
|---|---|---|
| Floor area and head count | Each head adds a fitting, pipe and labour. The area divided by the coverage per head sets the minimum | Floor area per level, ceiling heights, the drawing |
| Hazard class | It sets the water density, the hose allowance and how long the tank must last | What is stored or made, and how high it is stacked |
| Water supply | A larger tank and pump cost more than the heads on a small floor | Existing tank size, or the plot plan |
| Fire sprinkler pipe | Diameter, grade and total metres, plus hangers and bracing | Floors, riser positions, plant room location |
| Head type and rating | Concealed or fast-opening heads cost more than plain pendent ones | Ceiling type and room use |
| Valves, zones and alarm link | Each zone adds a switch or valve and a panel input | Zone plan, and whether an alarm panel exists |
| Site and papers | Access, working hours, tests, flush and records take time and water | Who needs the papers and by when |
What drives the price up on a retrofit?
Work above finished ceilings, night shifts in a live plaza, and a pipe route that crosses fire-rated walls. Cutting those costs means agreeing the route and the work hours before the quote, not after.
If your consultant has issued a drawing, send it. If there is none yet, tell us, because pipe cannot be priced without a layout.
What should a sprinkler quote list?
Every head, every metre of pipe and every test, so you can compare quotes for sprinkler system installation line by line.
A low total can hide a smaller pump, fewer heads or a skipped flush. These eight lines make quotes comparable. For the wider checks on any fire safety supplier, read the buying guide.
- Count, type, rating and make of the heads
- Pipe grade, diameter and total metres
- Main control valve, alarm valve and gauge list
- Tank volume and pump flow and pressure, with who builds the tank
- Pump on mains, diesel or generator, and fuel tank size
- Each test, with its pressure and duration
- Papers at handover, including drawings and test records
- Who services it after handover, and how often

Short answers. If yours is not here, ask us.
Ask on WhatsAppWhat does a sprinkler installation include?
Heads, steel pipe, hangers, a main control valve, alarm devices, a test connection and drain, the pump and tank connections, then a pressure test, a flush, an alarm test and handover records.
Do sprinklers cause more damage than the fire?
Usually less. A typical manufacturing head discharges about 20 to 40 US gallons a minute. A fire department hose stream delivers about 250. And only the heads over the fire open.
Will smoke or cooking set off a sprinkler?
No. A head responds to heat and opens at its rating, 57 degrees C and up. A smoke detector senses smoke and only warns. For detectors, see our fire alarm installation page.
Does a sprinkler need electricity to work?
The head opens on heat with no power. The pump, the alarm panel and any detection need mains power or a diesel backup, which is why Karachi power cuts matter.
How do I pick a fire sprinkler contractor?
Ask for the head count, pipe grade, water supply, tests and papers in writing, then compare quotes line by line. Check who does the hydraulic work and who services it later.
Do I need a fire NOC before installing?
SBCA asks for fire brigade and Civil Defence NOCs at the completion-plan stage. You install to the approved drawing, then apply. We install and test. The authorities decide the NOC.
How long does an installation take?
A sprinkler installation depends on floor area, pipe length and access. We give a written timeline with the quote. A tank and pump room, if new, adds civil work.
Can you fit sprinklers in a house or flat?
The scope we list is warehouses, plants, malls, hotels, offices, mixed-use blocks and hospitals. For a house or flat, send the plan and we tell you whether we can quote. We found no Karachi rule or price we could source for homes.
Who tests it after handover?
The owner owes the weekly valve check and the monthly gauge reading. We can do the quarterly and yearly work under a maintenance contract.

How this page was built
United Trading Company prepared it in October 2026 from public documents and published standards. Where a number changes from project to project, the page says so and asks for your drawing.
We do not certify compliance or issue NOCs. The authorities and your consultant decide those. Several figures come from secondary summaries of the NFPA standards and are marked as such, so check the edition on your drawing before you rely on them. None of the examples is a UTC job.
