A fire system that nobody checks fails on the day it is needed. Fire system inspection and maintenance is the routine work that stops that: looking at each part, testing it, fixing it and writing down the result. It costs far less than the fire it prevents, and it is the part buyers forget after the installers leave.

This page explains what a visit covers, how often each system needs attention, what the paperwork looks like and what to ask before you sign. The intervals come from published summaries of the NFPA codes. Your own contract, insurer and authority decide which edition and schedule apply to you.

Karachi buildings are under more pressure to prove upkeep. SBCA sent notices with a three-day deadline to more than 300 buildings after Gul Plaza. A dated record is the first thing an inspector asks for.

What does fire system inspection and maintenance include, and who has to do it?

Five jobs in a loop. Someone looks at each part, tests it, services it, writes the result down and fixes what failed. Staff can do the simple looks. A trained technician does the tests and the repairs. The loop repeats on a schedule, weekly for some parts and yearly for others.

  1. Inspect

Look at the part. Is it there, fitted, unblocked and undamaged?

  2. Test

Make it work. Run the pump, trip the detector, open the drain.

  3. Service

Clean, lubricate, refill, replace worn parts.

  4. Record

Write the date, the result and the technician.

  5. Repair

Fix what failed and test it again.

The next sections show what each system needs and how often.

Simplified. A weekly look takes minutes. A yearly service takes a day or more.

Why does upkeep matter more in Karachi than the rules suggest?

Because systems fail from neglect, not from age. A UK analysis of sprinkler failures in London from 1996 to 2005 found that 66 percent happened because the system was shut off, 16 percent because someone stopped it by hand, and 10 percent from lack of maintenance. Any building can fall into those habits: a closed valve nobody reopens, a dead battery nobody replaces.

What did the Gul Plaza inquiry say about upkeep?

The commission reported that Civil Defence inspections in 2024 and 2025 found no hydrants, hose reels or fire pumps, and an alarm that could not be relied on. The equipment had either not been installed or not been kept working. A visit record shows which.

How long do existing buildings get to comply?

The national provisions give existing buildings three years from notification, and one year for alarm and detection, extinguishers, plans and drills (sections 1.3.6.2 and 1.3.6.2.1 of the BCP Fire Safety Provisions 2016). Which sections SBCA enforces on your plot is for SBCA to say.

What does a visit check on each system?

One row per system. The middle column is what the technician does. The last column is the proof you keep.

SystemWhat the technician doesWhat you keep
ExtinguishersExtinguisher servicing: gauge, pin and seal, hose, nozzle, label and mounting. Refill or replace on the schedule. See the extinguisher refilling page.A new tag with the date and technician
Fire alarmTest every detector and call point, check sounders and the panel log, test the battery and the mains supply. See the fire alarm page.A test sheet per zone or loop
Fire pump and tankFire pump testing: run the pump, read suction and discharge pressure, check the controller, fuel and battery on a diesel set, check the tank level.A run log with pressures and times
Hydrants and hose reelsHydrant inspection: valve opens, cap and thread are intact, no leaks, hose and nozzle are present. See the hydrant page.A checklist per hydrant and per hose reel
SprinklersSprinkler inspection: heads clean and uncovered, pipe and hangers sound, control valves open and locked, gauges in range. See the sprinkler page.A valve and gauge record
FM-200 or other clean agentCylinder weight check or pressure check on the maker's schedule, release panel test, door seals and signs. See the FM-200 page.A cylinder record and panel log

Not every building has every system. A shop may only have extinguishers and a small alarm. A factory may have all six. The visit covers what you have.

What does fire alarm maintenance include, and how often is it done?

Fire alarm maintenance checks the panel, batteries, detectors, call points and sounders, then fixes the faults it finds. One published summary tests detectors once a year and checks batteries and audible alarms every six months. Staff look at the panel each week for the normal light and no fault lamps.

Who can do fire alarm system maintenance?

Staff can read the panel and report faults. A trained technician should test devices, replace batteries and change settings. One summary suggests annual servicing by a third party for alarm and gas systems. Ask for the technician name on the record.

How do you run fire alarm testing without stopping the building?

By zone, at agreed hours, with the building warned. A technician tests devices in one zone at a time, resets the panel, and leaves the rest live. In a mall or plant this is usually done after hours, which the quote should state.

Why do alarms keep going off with no fire?

Dust in detectors, damp in cable joints and a weak battery are the usual causes. A cleaned detector and a new battery fix most of them. Read our false alarm guide for the steps to follow before you call.

How often should each system be inspected, tested and serviced?

The usual answer is weekly for some parts, monthly for others and yearly for tests. The table shows the common intervals from published summaries of NFPA 25 for water systems and NFPA 72 for alarms. They are summaries, not the codes, so check the edition your contract or insurer names.

Our testing schedule guide gives the longer list. We found no interval for FM-200 in these summaries, so follow the maker's schedule and ask for it in writing.

What paperwork do you get after a visit?

Three things: a report, a list of faults and a tag or log on each system. They are what an inspector, an insurer and the next technician ask for first.

What goes in the inspection report?

The date, the technician, each system checked, each test and its result, and the readings taken: pump pressure, battery voltage, valve positions. It is a record, not a certificate. Keep each one for the life of the system.

What is a defect list?

A numbered list of everything found wrong, with a photo, the place and a rating from urgent to routine. It lets you see what to fix first and what to ask the contractor to quote.

What do the tags and logs show?

A tag on each extinguisher shows the last service date and the technician. A log in the pump room and at the panel shows each run and each fault. If a tag or log is missing, treat the system as unchecked.

Can UTC service a system another company installed?

Often yes, if we can see the drawings or the panel is not locked to the installer. Send the make, the age and photos of the panel, pump room and valves, and we say on the first visit what we can take on and what needs the maker.

What do you need to bring us in?

Drawings if they exist, the last report, the panel password or a hand-over from the installer, and access to the pump room, roof and risers. Without a panel password we can still test devices but cannot change settings.

What if there are no records at all?

Then the first visit builds them. We list every system, device and valve, test what we can and give you the first dated record. Expect the first visit to take longer than later ones.

How do I set up regular upkeep for my building?

Agree the systems, the visits per year and the response time in writing. A maintenance contract does this, and it turns upkeep from a favour into a duty with dates. Without a written plan, checks happen after a fire notice, not before.

What does a maintenance contract cover?

The list of systems, the visits per year for each, the tests at each visit, the report and list of faults after each visit, and the response time for a call-out. It should state what is outside the price: parts, refills, battery replacement and repairs found on the visit.

Is an annual maintenance contract worth it?

For a building with an alarm, a pump or a gas system, yes, because the tests are yearly or more often and someone has to book them. For a shop with only extinguishers, a once-a-year visit with a refill plan can be enough. We say which fits when we see the building.

What should you avoid signing?

A flat fee with no list of systems, no visit dates and no report. If the contract does not name what is tested, you cannot tell afterwards what was done. Compare quotes with the checklist further down.

What makes upkeep in Karachi different?

Power, water, air and dust. Each one changes what can fail and what the technician must plan for. Karachi's central fire office reported piped water only from 11pm to 8am and five power-cut windows a day. Your building may live with the same limits.

What do power cuts do to a fire system?

They drain alarm batteries and start diesel pumps and generators. Weak batteries fail on the first long cut. A test that includes a mains-off check shows whether the battery lasts, which is why we ask to switch the supply off during the visit.

How do you flow-test when water is short?

A pump or hydrant flow test uses water. We plan it with the tank, run it in the hours the supply allows and record the tank level before and after. Tell us your water hours when you book.

Does salt air and monsoon damp matter?

Yes. Salt air and damp attack metal fittings, cable joints and panel boards, especially near the coast and on roofs. We look for corrosion, wet junction boxes and seized valves at every visit. This is general practice, not a Karachi measurement.

How does a fire system inspection and maintenance visit run?

In seven steps. A small shop finishes in an hour. A plant or tower takes a day or more and runs by zone.

We give a written visit time and the hours we need access to each area. Tell us when you cannot lose power or water.

Bring the last report to our shop at Shams Chamber on Shahrah-e-Liaquat, opposite the DIGP investigation office, if you want to go through it first.

  1. You send the system list, the building address and the last report if there is one.
  2. We agree the visit plan: systems, hours, power and water limits, and who signs.
  3. The technician walks the building and checks each system against the list.
  4. The technician tests the parts that can be tested and records every reading.
  5. We service what can be fixed on site and note what needs parts.
  6. You get the report, the list of faults and updated tags the same day or the next.
  7. We quote the repairs. You decide, and we book the return visit.

Is a fire safety audit the same as a routine visit?

No. A visit checks that installed equipment works. An audit looks at the whole building: exits, plans, drills, storage and whether the right equipment is there at all. Many owners need an audit once and routine visits every year. See the fire safety audit page.

Which should I book first?

If you do not know what you have or what you need, start with the audit. If you already have systems and want them checked, book the visit. The audit often turns up what the visit then fixes.

How much does fire system inspection and maintenance cost in Karachi?

It depends on how many systems you have and how often they are visited. We found no Karachi supplier that publishes upkeep prices with sizes and a date, so this page lists what moves the price and does not invent a figure. Fire alarm system maintenance for a large mall costs more than a shop alarm because of device count.

Repairs found on a visit are quoted on the fault list, not hidden in the visit price. Ask any contractor to do the same.

What should an upkeep quote list?

Every system, every test and every document, so you can compare two quotes line by line.

A cheap quote can hide a missing test, no report or a blank list of systems. These seven lines make quotes comparable. For wider checks on any fire safety supplier, read the buying guide.

  • Each system listed, with its count of devices, valves or cylinders
  • Each test named, with its interval
  • Visits per year and the hours of access needed
  • The report, fault list and tag or log you receive
  • What is excluded: parts, refills, batteries, repairs
  • Response time for a call-out and how to reach the technician
  • The technician name and certificate on the record, if the Provisions apply to your site

Short answers. If yours is not here, ask us.

Ask on WhatsApp

How often does fire system inspection and maintenance happen?

It depends on the part. Staff look at some parts weekly or monthly, and a technician tests most systems yearly. The interval table above lists each one.

Who is responsible for upkeep, the owner or the tenant?

Check your lease and the contract with the building owner. In practice the party in control of the premises carries the duty. Ask your lawyer if the lease is unclear.

Does a small shop need it?

It needs its extinguishers checked and refilled on schedule. A shop with an alarm adds a yearly test. A pump room is not part of a small shop.

Do you give a certificate?

We give a report and a dated tag or log. We do not certify compliance. The authorities and your consultant decide that.

What is a call-out?

An unplanned visit when something fails between scheduled visits, such as a fault light, a leak or a pump that will not start. Ask for the response time in writing.

Can you service an extinguisher on site?

Simple checks and tag updates can be done on site. A refill or a pressure test usually means taking the unit to the workshop. See the extinguisher refilling page.

Is a fire alarm test the same as a drill?

No. A test checks devices. A drill checks people and exits. Both are worth doing, and the national provisions ask for drills.

How soon after installation does upkeep start?

At handover. The first scheduled visit is usually within the first quarter for water systems, and the first yearly test follows. Agree the dates in the handover papers. See the installation overview.

Do you also fix what you find?

We quote the repair on the fault list. You decide, and we do the work or hand the list to your own contractor.

United Trading Company prepared it in October 2026 from public documents and published summaries of the standards. The intervals are common values from those summaries, not the text of the codes, and the edition named in your contract rules.

We do not certify compliance, approve designs or issue NOCs. The authorities and your consultant decide those. None of the examples is a UTC job.
