A fire hydrant installation puts firefighting water on every floor and around the outside of a building, so nobody waits for a tanker. A water tank feeds pumps, the pumps push water through steel pipe, and the pipe ends at landing valves, hose cabinets and yard hydrants. The fire brigade can also pump into the same pipe from the street.
That is the whole idea. The detail is what separates a hydrant system that works from one that only passes a visual check: pump size, pipe route, valve placement and the final tests. This page walks through each part the way we would explain it on site, with the numbers we can source and the things we will not guess. We also size a tank from the published NFPA figures.
Rules changed in 2026. SBCA now asks for firefighting water storage in the plan and a fire NOC at completion. If you own or manage a building in Karachi, the sections below tell you what to ask for and what a fair quote lists.
What is a fire hydrant system, and which Karachi buildings need one?
It is a fixed network of tank, pumps and steel pipe that carries fire water to hose points inside a building and to hydrants outside it. The approving authority and your building consultant decide which buildings need one. The table shows what we usually see by building type.
| Building | What it usually gets | Worth knowing |
|---|---|---|
| Plaza or mall for public sale | Fire tank, pump set, risers with a hose point on every floor, yard hydrants | The 2026 SBCA amendment names public-sale projects for firefighting water tanks and completion NOCs. |
| Residential or office tower | Risers in the stair lobbies, extra pumps for the upper floors, a street inlet | Height decides whether the riser is wet or dry (see below). |
| Factory in SITE, Korangi or Port Qasim | Ring main round the plant, yard hydrants, hose cabinets in the shed, diesel pump | Large roofs and stock often add sprinklers as well. See sprinkler systems. |
| Warehouse or godown | Yard hydrants, hose points near the doors, fire pump room by the tank | Check where the tank sits before you buy a pump. |
| Hospital or school | Hose points on each floor, pump on a protected power feed | Staff must be trained to use whatever hose points are fitted. |
| Single shop or one office floor | Extinguishers. Your floor joins the building network if one exists | SBCA asks for one extinguisher per shop and one per 400 sq ft of covered area in a departmental store. |
Wet riser or dry riser: which one does a building use?
Wet means the pipe is always full of water and fed by pumps, so a hose point works the moment you open it. Dry means an empty pipe that the fire brigade fills from its tender through the street inlet.
The UK guide sets the line like this: a building taller than 18 m needs a rising main, and above 50 m it must be wet. Those are UK limits, quoted so you can see the logic. In Karachi, ask the consultant which one the approved drawing calls for.
Does a small shop or one office floor need a hydrant system?
Not on its own. A hydrant system belongs to the building. If your plaza has one, your floor connects to it, and the management keeps it working.
If you rent in a building where the cabinets are empty or the pump does not start, put that in writing to the management. We can inspect it and tell you what is wrong. See inspection, testing and maintenance.
How does water get from the tank to the hose in your hand?
Through five parts in a line. If one is missing or dead, the rest do nothing.
Fire water tank
Underground or roof tank kept for fire use only. Its size comes from the design flow and how long that flow must run.
Pump room
A small pump holds pressure. The main electric pump starts when pressure falls. A diesel pump starts if power fails.
Pipe network
Mild steel pipe laid as a ring main in the yard and as risers inside the building.
Hose points
Valves with cabinets on every floor, hydrants in the yard, reels near exits.
Brigade inlet
Two couplings on the outer wall at street level. The brigade pumps into the same pipe from its tender.
If the building pump fails, the fire brigade is the backup. That only works when its inlet can be reached from the street.
Landing valve, breeching inlet and fire hose cabinet: what each one does
These are the three parts people touch. The hose outlet on a floor is the first. The street inlet is the brigade entry on the outside wall. The cabinet holds the hose, branch pipe and key.
What is a landing valve and where does it go?
A landing valve is the hand-operated outlet on the riser where a hose screws on. It goes in the stair lobby on each floor, so a person reaches it without crossing a room. The UK guide gives a 65 mm outlet with a blank cap and chain, fitted at least 750 mm above the floor.
A spindle that has sat shut for years can seize, so every valve should be opened and closed at handover and again each year.
What is a breeching inlet, and why does the fire brigade need it?
The breeching inlet, also called the fire department connection, is a pair of couplings on the outside wall near street level. The brigade connects its tender here and pumps into your pipes. With a dead basement pump and no inlet, the top floors have no water at all.
Access is a real question in older markets such as Saddar, Bohri Bazaar and Boulton Market, where a tender may not be able to stop near the wall. Keep the inlet clear of parked cars, signboards and generators.
What goes inside a fire hose cabinet?
Hose, branch pipe, couplings and, where the design needs it, the valve key. NFPA hose stations use 1.5 inch connections for trained occupants and 2.5 inch for firefighters.
The cabinet door must open without a tool. Nothing else may be stored in it. At each check, unroll the hose, look for cracks and test the coupling thread.
What goes in a fire pump room, and what does a jockey pump do?
A fire pump room holds up to three pumps with their controllers: a small jockey pump that keeps pressure up, an electric main pump, and a diesel pump that runs when the mains fail. Power cuts make the third one a daily question.
| Pump | Job | When it starts |
|---|---|---|
| Jockey pump | Tops up small leaks and keeps the line at set pressure | When pressure drops a little below the set point |
| Electric main pump | Delivers the full design flow | When pressure keeps falling and the small pump cannot hold it |
| Diesel fire pump | Delivers the full flow with no mains supply | When the mains fail or the electric pump does not start |
| Booster pump | Lifts pressure for the upper floors of a tall tower | With the main pump, on the same pressure signal |
Press reports listed five separate power-cut windows at the central fire office alone (29 Jan 2026). A pump that depends on mains power may not start when you need it. NFPA 25 asks for a weekly diesel run of at least 30 minutes and a fuel tank at least two thirds full.
How is a jockey pump different from the main pump?
This pump is small and runs often. It covers the slow leaks every pipe network has, so the big pumps stay off until real demand arrives. One that starts every few minutes is telling you about a leak or a valve that is not fully closed.
The main pump is built for one job: full flow, for as long as the tank lasts. It does not need to run daily, but it must start every time.
What does fire pump room installation involve on site?
Plinths for the pump sets, suction and discharge headers, flexible connectors, gauges, a test header with a flow meter, and a drain. The diesel engine needs fuel storage, exhaust to open air and ventilation. Then power and control cabling to the controllers.
Tell us whether the tank sits above or below the pumps. That one fact changes how we run the suction pipe.

WhatsApp the pump roomCall 0313 2291500How is a fire hose reel system different from hydrant hoses?
On a fire hose reel system the hose sits on a drum fixed to the wall and joined to the pipe network, so one trained person can pull it out and fight a small fire. Hydrant hoses are flat and carry more water. They are for firefighters and trained response teams.
| Reel | Hydrant hose | |
|---|---|---|
| Who uses it | Staff trained on the reel | Fire brigade or a trained team |
| Hose | Semi-rigid, on a drum, pulled out in one go | Flat or lined hose in a cabinet |
| Connection | Smaller. NFPA Class II stations use 1.5 inch | Larger. Class I stations use 2.5 inch |
| Water flow | Lower | Higher |
| Where it sits | Corridors, near exits, factory floors | Stair lobbies, yards |
| Limit | Small, young fires only | Larger fires, with firefighters |
Who should use a fire hose reel, and who should not?
A trained staff member, on an ordinary fire such as wood, paper or cloth. Do not use water on a live electrical panel or on cooking oil. Use a dry powder or CO2 extinguisher there. See which extinguisher suits which fire.
If staff have never pulled the reel out, the first time should not be during a fire. Run one with water on at handover.
What does a hose reel installation include?
Reel drum and bracket, hose, shut-off valve, spray nozzle, supply pipe, and a wall or recessed cabinet in mild steel or stainless steel. We position reels so no point on the floor is far from one, then run a leak test and an operating test. A hose reel system draws from the same pumps as the hydrants, so size the pump room for both.
How does a fire hydrant system installation work, from survey to handover?
In eight steps. Small yard jobs skip a few. A tower uses all of them.
Timelines depend on pipe length, floors and when the building lets us in. We give a written timeline with the quote.
Bring the drawing to our shop at Shams Chamber on Shahrah-e-Liaquat, opposite the DIGP investigation office, and we read it with you at the counter.
- You send the fire drawing, or photos of the plot, stairs, basement and roof, with the building type and floors.
- We visit if the drawing is missing or unclear. We note tank location, pump room, stair lobbies and where the street inlet can go.
- We send an itemised quote. It names the pumps, pipe, valves, cabinets and every test.
- Fire pump installation comes first. We build the plinths and fix the pumps, then lay pipe and supports from the pump room outward.
- We fit the floor valves, cabinets, yard hydrants and the street inlet, then connect the tank.
- We pressure test the pipe. A typical acceptance figure is 200 psi held for two hours. Your drawing sets the real number.
- We flush the pipe with clean water until it runs clear, so debris does not reach the valves and pumps.
- We start each pump in turn, run the diesel, flow-test the farthest hose point, label the valves and hand over commissioning records.
How big should the tank and pump be?
Pump flow comes from the number of risers. Tank volume comes from how long that flow must last. The standpipe standard uses 500 gpm for the first riser, 250 gpm for each extra riser, and at least 30 minutes of supply.
| Risers | Pump flow | Water for 30 minutes | In cubic metres |
|---|---|---|---|
| 1 | 500 gpm (1,893 L/min) | 15,000 US gal | 56.8 |
| 2 | 750 gpm (2,839 L/min) | 22,500 US gal | 85.2 |
| 3 | 1,000 gpm (3,785 L/min) | 30,000 US gal | 113.6 |
| 4 | 1,250 gpm (4,732 L/min) | 37,500 US gal | 142.0 |
Worked example. A plaza with two stair risers needs about 750 gpm for 30 minutes. That is 22,500 US gallons, or about 85 cubic metres of water kept for fire use only.
This is our arithmetic from the published figures, not a design. Sprinklers, the building authority and your consultant's hydraulic calculation can raise it.
Pressure matters as much as flow. For designs after 1993, that standard asks for 100 psi at the most remote outlet, usually on the roof, and no more than 175 psi at any outlet. The top floor therefore sets the pump head.
What is different about installing a hydrant network in Karachi?
A fire hydrant system in Karachi cannot count on the city for the first minutes. The building has to carry its own water and its own pump, and it has to be built for local heat, salt and power cuts. Fire hydrant installation here is as much about the site as the pipe.

From KWSC alert to steady water supply at Gul Plaza
Why the building supplies its own water first
The central fire office gets water only from 11pm to 8am, through old pipes. KWSC told the Gul Plaza inquiry it has seven legal hydrants and no statutory mandate to provide hydrant services. It said continuous water supply at Gul Plaza began at 11:56pm, 43 minutes after the 11:13pm alert.
None of this proves a hydrant would have saved a building. It does show why the tank and pump inside the plot matter. Karachi recorded more than 2,400 fires in 2025.
Power cuts, so test the diesel properly
Test the diesel by cutting the mains, not by pressing its start button. That proves the changeover works. Check the fuel level, the battery and the exhaust path. Those are the three things that get forgotten.
Sea air, heat and monsoon water
Near the coast, in Clifton, Korangi and Port Qasim, bare steel rusts faster. Put coating and corrosion-resistant supports in the quote. In the basement, keep the electric controller above the level where water stood in the last heavy rain.
The 2026 rules
SBCA now asks for firefighting-only water storage in project plans, MEP drawings certified by a qualified professional, and fire brigade and Civil Defence NOCs at completion. An SBCA survey found 90 percent of buildings in three districts fell short, and notices went to over 300 buildings with a three-day deadline.
We install and test. The NOC comes from the authorities, not from us. For the steps, read our fire NOC guide.
Which standards apply: NFPA 14, NFPA 20 and the 2026 SBCA rules?
Your consultant names the code on the drawing, and we build to that drawing. For a fire hydrant system installation, NFPA is the usual reference, where adopted, next to the Pakistan Building Code and the SBCA rules. The first two in the heading cover the hose system and the pumps. We do not certify compliance.
| Subject | What it covers | A number worth knowing |
|---|---|---|
| Standpipes and hose systems | Hose outlet pressure, flow, pipe sizing, brigade connection | 100 to 175 psi at the outlet for designs after 1993. 500 gpm at the farthest standpipe, plus 250 gpm for each extra. Typical total demand is 1,000 gpm in a fully sprinklered building and 1,250 gpm in one that is not. |
| Fire pumps | Pump, driver, controller, acceptance test | Annual test at the churn point, 100 percent of rated flow and 150 percent. |
| Inspection and maintenance (NFPA 25) | Weekly, monthly, annual and five-year checks | Diesel run weekly for 30 minutes. Electric pump run monthly for 10 minutes (2014 edition). |
| Sprinklers (NFPA 13) | Heads, valves, pipe, acceptance | New piping test of 200 psi for two hours. |
| SBCA amendment, Feb 2026 | Water storage, certified MEP drawings, completion NOCs | Applies to public-sale, industrial and amenity buildings. |
NFPA editions change, so check the edition on the drawing and ask us to match it.
How is a hydrant line tested, and what does it need afterwards?
Hydrant testing before handover has three parts: a pressure test of the pipe, a flush, and a flow test with every pump started in turn. After handover the pumps need weekly and monthly runs, and the valves need yearly work.
| How often | What | Source |
|---|---|---|
| Weekly | Diesel pump run for at least 30 minutes. Check fuel at two thirds full or more | NFPA 25 |
| Monthly | Electric pump run for at least 10 minutes (2014 edition) | NFPA 25 |
| Every year | Full flow test at rated flow and 150 percent. Open and close hose valves | NFPA 25 |
| Every five years | Flow test of automatic standpipes. Hydrostatic test of the street inlet piping at 150 psi for two hours | NFPA 25 |
What hydrant maintenance does a building owner owe after handover?
Someone has to write the weekly pump log and fix what it shows. The usual faults are plain: a closed valve, an empty diesel tank, a dead battery, a blocked cabinet. None of these needs new equipment.
We offer yearly contracts that include the pump runs, the valve exercise and the flow test. See inspection, testing and maintenance.
What goes wrong with pressure-reducing valves?
On a tall building, these valves cap the pressure at each outlet. Set wrongly, they starve the hose. At One Meridian Plaza in Philadelphia in 1991, wrongly set valves left outlets at about 45 psi. Restrictor devices also have to come off before a hose goes on.
Ask for the valve settings in the handover papers, and check them at the yearly flow test.
How much does a fire hydrant system cost in Karachi?
A fire hydrant system installation has no honest flat rate, because pump size and pipe length decide most of it. The supplier prices below show how far the pump alone swings the total.
| What moves the price | Why it matters | What to tell us |
|---|---|---|
| Pump set | Flow and pressure set the motor and engine. A tall tower needs more than a two-storey plant | Floors, hose points, any sprinklers on the same pumps |
| Fire tank | Volume and type. Underground tanks need civil work | Existing tank size, or the plot plan |
| Pipe | Diameter and total metres. Longer ring mains cost more | Yard length, floors, riser positions |
| Valves, cabinets, hydrants | Each hose point adds a valve, a cabinet and a hose | Count per floor, or the fire drawing |
| Site conditions | Basement access, working hours, stairwell routes, power for tools | Access photos and building rules |
| Tests and papers | Pressure test, flush, flow test and records take time and water | Who needs the papers and by when |
What do Pakistani suppliers publish for hydrant parts?
One supplier shows a price for each part. The page gives no sizes and no date (we read it on 14 Oct 2026), so use these as a rough guide only.
| Part | Listed price (Rs) | Note |
|---|---|---|
| Street inlet for the brigade | 4,500 | Size not shown |
| Yard hydrant, pillar type | 75,000 | Size not shown |
| Floor outlet valve | 15,000 | Size not shown |
| Reel on a drum | 45,000 | Hose length not shown |
| Reel cabinet | 12,000 | Size not shown |
| Fire hose | 50,000 | Length and size not shown |
| Branch nozzle, jet spray nozzle, triple-purpose nozzle | 8,000, 3,000 and 3,600 | Three separate items |
| Fire pumps, all types | 900,000 to 11,500,000 | A range, not one model |
A parts list is only the start. Add pipe, supports, painting, tank work, power cable, labour and the tests.
If your consultant has issued a fire hydrant system design, send it and we price from it. If there is no design yet, tell us, because pipe cannot be priced without one. Other quotes: our buying guide shows how to compare them.
What should a hydrant installation quote list?
Every pump, every metre of pipe and every test, so you can compare quotes line by line.
A low total can hide a smaller pump, thinner pipe or a skipped flush. These nine lines make quotes comparable.
- Flow and pressure rating, make and model of each pump
- Which pumps run on mains and which on diesel, with fuel tank size
- Controller make and type
- Tank volume and who builds it
- Pipe grade, diameter and total metres
- Count of valves, hose points and yard hydrants
- Each test, with its pressure and duration
- Papers at handover, including pump curves and test records
- Who services it after handover, and how often

Short answers. If yours is not here, ask us.
Ask on WhatsAppWhat does a fire hydrant system installation include?
Pump room equipment, mild steel pipe, floor valves, cabinets, yard hydrants, the street inlet and the connection to your tank. Then a pressure test, a flush, a flow test and handover records.
What are the fire hydrant system requirements for a Karachi building?
There is no single published list we can point to. SBCA names firefighting water tanks, certified MEP drawings and completion NOCs for public-sale, industrial and amenity buildings. Your consultant sets the rest on the drawing.
Do you need a fire NOC before installing?
SBCA asks for fire brigade and Civil Defence NOCs at the completion-plan stage. You install to the approved drawing, then apply. We install and test the system. The authorities decide the NOC.
What is a pillar hydrant?
It is the above-ground hydrant post in a yard, with outlets for firefighters. Factories and warehouses place them around the building on the ring main.
Can you add hydrants to an old building?
Often yes. The external fire hydrant system in the yard is the simpler part. Inside, we need a route for risers, usually a stairwell. Send photos of the stairs, roof and basement.
How long does an installation take?
It depends on pipe length, floors and access. A single plaza or yard job is much smaller than a tower, and we give a written timeline with the quote.
Who tests the pumps after handover?
The building owner owes weekly and monthly runs. We can do them and the yearly flow test under a maintenance contract.
What types of fire hydrant are there?
Three common ones. A pillar type stands above ground in a yard. An underground type sits in a pit under a cover. A wall or landing type is the hose outlet inside the building. Most plazas and factories use more than one.
Do hydrants replace sprinklers?
No. A sprinkler opens by itself over a fire. A hydrant needs a person with a hose. Many buildings need both, and some need neither on a given floor. See fire protection installation to choose.
Do I need hose reels as well?
Often yes. Reels suit trained staff on small fires and hydrants suit firefighters. They share the same pumps, so size the fire pump room for both.
