FM-200 Fire Suppression System in Karachi
Can a gas put out a fire in a server room without wetting a single board? Yes. An FM-200 fire suppression system fills the sealed room with a clean gas in about 10 seconds, pulls the heat out of the flame and leaves no water and no residue. United Trading Company handles FM-200 fire suppression system installation in Karachi for server rooms, telecom rooms, electrical rooms, control rooms and archives. Send the room size and a photo of the doors and ceiling, and we price from that.

Water is the wrong answer to a fire in a room full of live equipment. A clean gas is the usual answer. The gas fills the room, brings the fire down and leaves the equipment dry. The best known is FM-200, which is the trade name for the agent HFC-227ea.
The part that decides whether it works is not the gas. It is the room. A sealed room holds the gas long enough to finish the fire. A leaky one lets it escape in minutes. This page covers the gas, the safety limits for people, the room test, the choices between agents and what a fair quote lists.
Rules moved in 2026. SBCA now asks for certified MEP drawings and completion NOCs for many building types. A suppression system for an IT room belongs on those drawings.
What is a fire suppression system, and how does it work?
It is a fixed set of cylinders, pipe, nozzles and detectors that puts out a fire in one room by flooding it with an extinguishing agent. In a gas system, detectors confirm the fire, an alarm warns people, the panel opens the cylinder valves and the gas discharges within about 10 seconds. It then stays at the design level for a set hold period (Plumbing & Mechanical).
Detectors confirm
Two detectors in the same room must agree before the panel acts.
Alarm and delay
Sounders warn people. A short delay lets them leave or press the abort button.
Panel releases
The panel opens the valves on the cylinders.
Gas discharges
The agent leaves the nozzles in about 10 seconds.
Gas holds
The room keeps the agent at design level for the hold period.
Room is cleared
Fans or openings exhaust the gas before anyone goes back in.
The detection side is the same kind of work as on the fire alarm installation page. The gas system adds the cylinders and the sealed room.
Is FM-200 safe for people in the room?
At design levels, yes, as long as the alarm, the delay and the exits work. The agent is rated safe for people up to 9 percent by volume, and the EPA allows 10.5 percent for a limited time. Most designs sit between 6.25 and 9 percent. The risk is not the agent. It is a person trapped in a room that is about to discharge.
9%
Highest concentration with no observed adverse heart effect (NOAEL)
10.5%

7%

10 s

What should staff do when the alarm sounds?
Leave the room at once and close the door behind you. Do not stop to shut down equipment. Do not go back in until the room is ventilated and the fire service or your safety officer says so. Put these three lines on a sign at the door, and practise them with the night shift, since the night shift is the one that will meet a discharge alone.
Why do systems have a pre-discharge alarm and an abort switch?
Because people come first. The alarm and the short delay give staff time to leave. An abort button at the door stops a discharge if the alarm is false or someone is still inside. Both are part of the design, not extras.
What happens if the gas meets a flame?
FM-200 breaks down in an open flame into halogen acids. That is one more reason to leave at the alarm and to let the room ventilate before anyone returns. Liquid contact can also cause frostbite, so keep clear of the nozzles.
Is the discharge loud?
Yes. One guide reports that an unmitigated gas discharge reaches 110 to 130 decibels, and that silencer nozzles can hold it under 100. Loud noise can harm hard drives, so ask whether the design includes quiet nozzles for a room full of spinning disks.
Which rooms in Karachi use FM-200?
Rooms where water would do more harm than the fire. Server room fire protection is the most common use, followed by telecom, electrical and records rooms. Your consultant and the approving authority decide room by room. We found no single Karachi list of rooms that must carry a gas system.
| Room | Why gas fits | Worth knowing |
|---|---|---|
| Server or data room | Live equipment, no water wanted | Often paired with early-warning detection and cross-zoned heads. |
| Telecom or network room | Switches and racks that must keep running | A room inside a tower shares walls and ducts with other tenants, so the room walls matter. |
| Electrical or panel room | High fire load from cable and live gear | The gas is non-conductive. Isolate power as the design says. |
| Control room | Staffed room, screens, consoles | Pre-discharge alarm and abort button are not optional here. |
| Records or archive room | Paper and media a sprinkler would ruin | Class A fuel needs a lower concentration than flammable liquids. |
| Open plan office or warehouse | Not a fit | Too big to seal. See the sprinkler page. |
| Kitchen | Not a fit | A wet chemical system suits grease fires. |
Can FM-200 protect a room where people work all day?
Yes, in staffed rooms such as control rooms, if the design stays inside the occupied-space limits and the exits are clear. The room then needs the alarm, the delay and a door that opens outward or from inside without a key. We mark exits on the plan before the quote.
Do I need FM-200 if I already have sprinklers?
Maybe not. A pre-action sprinkler is a common second layer for a data room, and clean agents are the primary layer where water must not touch equipment. The two can work together. Which mix your room needs is the question on which system your building needs.
FM-200, inert gas, CO2 or water mist: which fits a server room?
FM-200 or another halocarbon, for most small and mid-size server rooms. It needs the least cylinder space of the gas options and discharges fast. Nitrogen or argon blends suit rooms with no space limit. CO2 is for unmanned spaces. A fine water spray uses water, so it is never fully dry. The table compares the choices.
| Option | How it works | Cylinder space and speed | Where it fits |
|---|---|---|---|
| FM-200 (HFC-227ea) | Takes heat out of the flame | Cylinders at 25 or 42 bar, discharge in about 10 seconds | Small and mid-size rooms, tight plant spaces |
| Another halocarbon (FK-5-1-12) | Heat absorption, with a very low warming potential | Similar cylinder pressure to FM-200 | Rooms where a low warming potential matters. Ask about local supply |
| Nitrogen or argon blend | Cuts the oxygen to 12 to 14 percent | Cylinders at 200 to 300 bar, discharge in 60 to 120 seconds, large storage space | Large rooms with space for many cylinders |
| CO2 | Displaces oxygen | Fast, and unsafe for people at design levels | Unmanned spaces only |
| Fine water spray | Fine droplets cool the fire | Water tank and pump | Where some water is acceptable |
| Pre-action sprinkler | Water enters pipe on detection | Double interlock can take 30 to 60 seconds | A second layer, or large areas |
What does clean agent fire suppression mean?
It means a gas that is electrically non-conductive and leaves nothing behind when it evaporates. FM-200 is one such agent. Another agent family uses nitrogen, argon or a mix.
Is a fire suppression system better than water for servers?
For the equipment, yes, because the room stays dry. For the building, a sprinkler still has a role, since it covers the areas the gas cannot seal. Clean agent fire suppression protects the room. The rest of the floor needs the sprinkler or hydrant side.
Is FM-200 being phased out?
Its supply is being reduced, not banned. HFC-227ea is a controlled substance under the Montreal Protocol through the Kigali Amendment, in effect since January 2019. It has a global warming potential of 3,220 over 100 years and stays in the air for 31 to 42 years. We found no Pakistan-specific phase-down date, so ask your supplier how supply and refill are planned.
How is the agent quantity worked out, and how many cylinders do I need?
From the room volume, the room temperature and the design concentration. A designer sets the concentration by the fuel, then the maker software gives the kilograms of agent and the cylinder count. Small rooms need one cylinder. Larger rooms need a bank, and the bank sits in a protected store.
| Input | Why it matters | What to tell us |
|---|---|---|
| Room volume | More air means more agent. Raised floors and ceiling voids count if they are part of the protected space | Length, width, height, void depth |
| Fuel | Class A surface fires, electrical fires and flammable liquids need different levels | What the room holds |
| Room temperature | Gas volume changes with temperature, so the designer uses the lowest and highest values | The minimum and maximum the room reaches |
| Altitude | Thin air at height changes the quantity. Karachi is near sea level, so the correction is small | Nothing extra for Karachi |
| Leakage | A leaky room needs extra agent or sealing work | Photos of doors, ducts and cable entries |
A supplier data sheet lists design levels of 6.6 percent for Class A surface fires, 7.0 percent for electrical hazards and 8.6 percent for flammable liquids. The guidance behind the 7 percent figure rests on 120 percent of the cup burner value (Plumbing & Mechanical). Your designer sets the real number, and we do not guess it from a photo.
What else does the designer need from us?
The drawing of the room, the equipment list, the temperature range and the air-conditioning layout. A recent floor plan also shows doors, ducts and cable trays that leak. Send what you have and we ask for the rest. We do not size a system from a single photo.
Can the cylinders sit inside the protected room?
Sometimes, for small systems, but a separate store is safer. A fire that damages the cylinders also damages the room. Where space is tight, we mark the options on the plan before quoting.
What is a room integrity test, and why does it matter?
The test measures how fast the room leaks. It matters because the gas must stay at design level long enough to finish the fire. The usual method is the door fan pressurisation test, which the standard recommends (Plumbing & Mechanical). Room integrity assessment is on our service list.
What is hold time, and how long should it be?
It is the period the gas stays at design level after discharge. A minimum of 10 minutes is the traditional generic value, and the authority may set a longer one (Plumbing & Mechanical). A fire that rekindles after the gas leaks away is the failure this number guards against.
How does the fan test work?
A calibrated fan is fitted in the doorway and pressure is pushed or drawn across the room. The airflow needed to hold that pressure shows how big the leaks are. A tight room needs little air. A leaky one needs a lot, and the fix is sealing.
Who pays for sealing the room?
The sealing line appears separately in the quote, so you see it. Some leaks, such as an open duct, are cheap to close. Others, such as a shared ceiling void across the whole floor, can cost more than the cylinders. Ask for the room test result first, then decide what to seal.
Which leaks do Karachi server rooms usually have?
Cable entries through walls, gaps around door frames, air-conditioning ducts without closing dampers, tiles on raised floors and ceiling voids shared with the floor. The design assumes each of these is sealed. The test proves it.
What is different about FM-200 installation in Karachi?
Power cuts, heat and humidity decide whether a fire suppression system is ready on the night it is needed. The panel needs a battery that carries it through the cut, the cylinder store needs a temperature the maker allows, and the room needs protection from damp and dust.
What happens to the system in a power cut?
The central fire office lists five power-cut windows a day. A panel on mains alone would go dark. Commercial panels typically carry 24 hours of standby plus 5 minutes of alarm. Ask for the battery size and test it by cutting the mains.
How does summer heat affect the cylinders?
Cylinder pressure rises with temperature, and each maker publishes a storage range. Put the store in a shaded, ventilated spot and check the range on the data sheet. A rooftop plant room with no shade needs a different answer from a basement store.
What happens to the air conditioning at discharge?
It must stop, and any duct into the room must close. Split units that keep running push the gas out and pull air in, which breaks the hold. The design lists every unit and damper that needs a link to the panel, and the test proves each one.
Why do dust and humidity matter?
Dust and steam trigger false alarms on smoke heads, and a false discharge costs a refill. Cross-zoned detection, where two detectors must agree, cuts that risk. Coastal air also attacks bare terminals, so ask for sealed boxes.
Which 2026 rules affect this work?
SBCA asks for certified MEP drawings and completion NOCs. An SBCA survey found 90 percent of buildings in three districts fell short, and notices went to over 300 buildings. We install and test. The NOC comes from the authorities. See our fire NOC guide.
How is an FM-200 fire suppression system installed, from survey to handover?
In eight steps. A small rack room skips a few. A control room or a bank of cylinders uses all of them.
Timelines depend on room size, sealing work and when the building lets us in. We give a written timeline with the quote.
Bring the room sketch to our shop at Shams Chamber on Shahrah-e-Liaquat, opposite the DIGP investigation office, and we read it with you at the counter.
- You send the room size, what it holds and photos of the doors, ceiling and cable entries.
- We visit if the sketch is unclear. We measure the room, note voids and ducts and find a place for the cylinders.
- We send an itemised quote. It names the agent quantity, cylinders, nozzles, detection, panel, abort button and every test.
- We seal the room as agreed: cable entries, duct dampers, door gaps and floor openings.
- We fit the pipe and nozzles and mount the cylinders in the store.
- We fit the detectors, sounders, strobes, abort button and control panel, and wire the links to the building alarm.
- We run the integrity test, then the functional test of detectors, delay, sounders and valve actuators, without discharging the agent.
- We label the cylinders and the room, and hand over the drawing, the device list and the test record. See the inspection, testing and maintenance for what comes next.
Which standards apply to gas suppression work in Karachi?
Your consultant names the code on the drawing, and we build to that drawing. NFPA 2001 is the usual reference where US codes are adopted. ISO 14520 is the international gaseous suppression standard. We found no single Karachi list of requirements for FM-200, and we do not certify compliance.
| Subject | What it covers | A number worth knowing |
|---|---|---|
| Clean agent installation standard | Design, agents, quantities, tests | Recommends a qualified clean agent designer and a fan pressurisation test (Plumbing & Mechanical) |
| Detection and alarm | The panel that starts the release | See the fire alarm page for spacing and battery figures |
| Exposure limits | How much agent people may breathe | 9 percent no-effect level, low-effect level above 10.5 percent (Plumbing & Mechanical) |
| SBCA amendment, Feb 2026 | Certified MEP drawings, completion NOCs | Applies to public-sale, industrial and amenity buildings |
Editions change, so check the edition on the drawing and ask us to match it.
What upkeep does a gas suppression system need?
It needs regular checks of the panel, the detectors and the cylinders, and a fresh integrity test after any change to the room. The testing schedule guide holds the full table. This is the short version, and your maker manual sets the exact intervals.
| What | Why | Who |
|---|---|---|
| Panel and battery | A dead panel cannot release the gas | Owner for the weekly look, contractor for the test |
| Detectors | Dust reduces sensitivity and false alarms trip the system | Contractor |
| Cylinder weight or pressure | A slow leak leaves too little agent | Contractor, on the maker schedule |
| Hoses, valves and actuators | They age and wear out | Contractor |
| Room seals | New cables, new ducts and new partitions open new leaks | Contractor, after any change to the room |
The inspection, testing and maintenance page explains the visit, and the full testing schedule lists every system.
How much does an FM-200 fire suppression system cost in Karachi?
There is no honest flat rate, because room volume, agent quantity and the sealing work decide most of the price. We found no Karachi supplier that publishes gas system prices with room sizes and a date, so this page lists what moves the price and does not invent a figure.
| What drives the cost | Why it changes the price | What to tell us |
|---|---|---|
| Room volume | More volume needs more agent and more cylinders | Length, width, height and void depths |
| Agent quantity and design level | The agent is a large share of the price, and flammable liquids need more | What the room holds |
| Cylinders and pipe | A bank of cylinders needs a manifold, a bracket and a store | Space near the room |
| Detection and panel | Cross-zoned detectors, a releasing panel, an abort button and sounders | Existing alarm panel, if any |
| Sealing work | Leaky rooms cost more to fix than a small room costs to protect | Photos of doors, ducts and cable entries |
| Links and tests | Links to the building alarm, dampers and power shutdown need extra modules | Which systems must react |
| Site and papers | Access, working hours and records take time | Who needs the papers and by when |

WhatsApp the room detailsCall 0313 2291500What does a refill cost after a discharge?
The agent is the main cost, so ask for the refill price per kilogram in writing before you sign. A system that cannot be refilled locally leaves the room unprotected until the cylinders return.
If your consultant has issued a drawing, send it. If there is none yet, tell us the room size, because the gas cannot be priced without a volume.
What should an FM-200 fire suppression system quote list?
Every cylinder, every kilogram of agent and every test, so you can compare two quotes line by line.
A low total can hide a smaller agent charge, a skipped room test or no abort button. These eight lines make quotes comparable. For the wider checks on any fire safety supplier, read the buying guide.
- Room volume used and the design concentration, with the fuel it assumes
- Agent quantity in kilograms, cylinder size, count and make
- Nozzle count and placement, and whether they are quiet type
- Detection type, count and zoning, with the control panel make
- Abort button, manual release, pre-discharge delay and sounders
- Sealing work, with who does it and who pays
- Integrity test and the functional tests, with who witnesses them
- Refill price, refill route and who services it after handover

Short answers. If yours is not here, ask us.
Ask on WhatsAppWhat does an FM-200 fire suppression system installation include?
Cylinders, pipe and nozzles, detection, a control panel, an abort button, sounders, labels, a room test and handover records. Sealing work is priced as a separate line.
Will FM-200 harm my servers?
The gas itself does not conduct electricity and leaves no residue. A loud discharge can still harm hard drives, so ask about quiet nozzles for a room with spinning disks.
Can people breathe in the room after a discharge?
Not until it is ventilated. The agent is rated safe up to 9 percent, with 10.5 percent allowed for a limited time, but a fire adds smoke and acid products. Leave at the alarm and let the room clear.
How long does the gas stay in the room?
It holds at design level for the hold period, with 10 minutes a traditional minimum. The authority may ask for more. Fans then clear it.
Can FM-200 protect a generator room?
Often not. Generator rooms are large and ventilated, which makes sealing hard. Send us the room and we say.
What happens if the system discharges by mistake?
The room needs a refill and a new check. Two-detector confirmation and a clean room lower the risk. Ask for the refill price before you sign.
Do I need a fire NOC before installing?
SBCA asks for fire brigade and Civil Defence NOCs at the completion-plan stage. You install to the approved drawing, then apply. We install and test. The authorities decide the NOC.
How long does an installation take?
It depends on room size, sealing work and access. We give a written timeline with the quote.
Who services it after handover?
The owner owes the weekly panel look. We can do the yearly work under a maintenance contract.
