Fire Protection System Installation in Karachi
Alarm, sprinkler, hydrant or gas: which one does your building need? Usually more than one, because each does a different job. The alarm warns people, sprinklers and hydrants fight the fire, and a gas system protects one sealed room. United Trading Company handles fire protection system installation in Karachi across all four, for shops, offices, plazas, factories, warehouses and hospitals. Send the drawing or photos and we tell you which parts your building needs and price them.

A fire protection system is any fixed installation that detects a fire, warns the people inside or fights the fire. Buildings usually carry several, layered so that one covers where another cannot. Most buyers know the names. Fewer know how to choose between them, in what order, and who should draw the plan.
This page is the map for the rest of the service pages. It names each system, shows which buildings usually get which, lists the standards behind them and explains how a job runs from drawing to handover. Where a system needs depth, it points to the page that holds it.
Rules moved in 2026. SBCA now asks for water storage in plans and fire NOCs at completion. The sections below show what that means for a building.
What are the main parts of a building's fire protection, and how do they work together?
Five parts, each with one job. Detectors and an alarm find the fire and warn people. Sprinklers fight it on their own. Hydrants and hose reels let trained people fight it by hand. A gas system protects a sealed room. Extinguishers are first aid for the first minute. No single part replaces the others.
Detect
Smoke or heat reaches a detector, or someone presses a call point.
Warn
The panel sounds the alarm in every area of the building.
Fight on its own
A sprinkler head opens over the fire. Heads elsewhere stay shut.
Fight by hand
Firefighters or trained staff use hydrants and hose reels.
Protect a room
A gas system floods a sealed server or records room.
Each part has its own page below, with the detail we leave out here.
Why are Karachi buildings being asked for more fire protection now?
Because the rules and the evidence both moved in 2026. Karachi reported more than 2,400 fire incidents in 2025. After Gul Plaza, SBCA surveyed three districts and found 90 percent of buildings short, then sent notices with a three-day deadline to over 300.

18 m

What did the Gul Plaza inquiry find?
The judicial commission reported that Civil Defence inspections in 2024 and 2025 found no hydrants, hose reels or fire pumps, and an alarm that could not be relied on. A Sindh Health Department assessment found JPMC has no fire alarm or sprinkler system.
What does the 2026 amendment ask for?
Firefighting-only water storage in plans, MEP drawings certified by a qualified professional, and fire brigade and Civil Defence NOCs at completion. We install and test. The NOC comes from the authorities. Read our fire NOC guide for the steps.
What do the national fire provisions add?
The Building Code of Pakistan Fire Safety Provisions 2016 call a structure taller than 18 metres with vertical transportation a high-rise (section 3.3.25.6). They also require a permit to install, change or remove alarm, suppression, standpipe and fire pump systems, and certificates of fitness for the people who install or service them (BCP Fire Safety Provisions 2016). Which sections Karachi enforces is for SBCA to say.
Fire alarm, sprinkler or suppression: which fire protection system does my building need?
It depends on the building, and your consultant and the approving authority decide. As a starting point, nearly every commercial building needs an alarm and extinguishers, larger or taller ones add a tank, pump and hydrants, many add sprinklers, and a sealed server room adds gas. The table shows the usual mix and the page that holds the detail.
| Building | What it usually gets | Why |
|---|---|---|
| Shop or small office | Extinguishers, a small alarm | Low fire load, short exit routes. See the fire alarm page. |
| Office floor or tower | Alarm, hydrant risers, often sprinklers | Height and many occupants. Over 18 m with a lift is high-rise in the national provisions. |
| Apartment block | Alarm in common areas, hydrant riser, tank and pump | Long stair routes and shared corridors. |
| Mall or plaza | Alarm, sprinklers, hydrants, pump room | Crowds, dense shops, shared exits. The Gul Plaza commission found much of this missing. |
| Warehouse or godown | Sprinklers, tank and pump, yard hydrants | Stock height and racking. See the sprinkler installation page. |
| Factory | Zoned alarm, sprinklers or hydrants, diesel pump | Hazard class and hot work decide the design. See the hydrant installation page. |
| Hospital or school | Addressable alarm, hydrants, sprinklers in places | Many people who cannot leave quickly. |
| Server or telecom room | Clean agent gas, with alarm detection | Water would harm the equipment. See the FM-200 page. |
Do I need all of them?
Not always. A small shop does not need a pump room. A tower without sprinklers or hydrants is hard to defend. The drawing sets the list. If you have no drawing, a site visit comes first.
Does height change the answer?
Yes. A structure taller than 18 metres with vertical transportation is a high-rise in the national provisions (BCP Fire Safety Provisions 2016), and the requirements step up from there. We found no short public list of the exact items, so ask your consultant for the chapter that applies.
What does each system do, and what does it need to work?
Each system has a job and a dependency. Knowing the dependency tells you what to test and what to keep running. The table puts them side by side.
| System | Its job | It needs | Works with nobody there? |
|---|---|---|---|
| Fire alarm | Finds the fire and warns people | Mains power and a battery | Yes, it warns, but does not fight |
| Sprinkler | Puts water on the fire at once | Tank, pump and open valves | Yes |
| Hydrant and hose reel | Gives trained people a hose | Tank, pump and people | No |
| FM-200 or other clean agent | Floods one sealed room | A sealed room and a charged cylinder | Yes |
| Extinguisher | Stops a small fire in the first minute | A person and a charged unit | No |
The last column is the one buyers skip. A system that needs people only works when people are there. A godown at 2am needs the sprinkler, not the hose reel.
Which standards sit behind each system?
Your consultant names the code on the drawing, and we build to that drawing. The usual references where US codes are adopted are listed below. The Building Code of Pakistan Fire Safety Provisions 2016 point to them as well (BCP Fire Safety Provisions 2016). We found no single Karachi list of fire protection systems for buildings by occupancy, and we do not certify compliance.
| System | Usual reference | What it covers |
|---|---|---|
| Sprinkler | NFPA 13 | Heads, spacing, pipe, water supply |
| Fire pump | NFPA 20 | Pump sets, drivers, controllers |
| Fire alarm | NFPA 72 | Detectors, panel, signals, power, testing |
| Clean agent gas | NFPA 2001 | Design, agent quantity, room tests |
| Upkeep of water systems | NFPA 25 | Inspection, testing and maintenance |
| Extinguishers | NFPA 10 | Selection, placing, servicing |
Editions change, so check the edition on the drawing and ask us to match it.
What do you need before a quote, and what do you get at the end?
Before the quote we need a drawing or photos. At the end you get papers. Both matter, because a quote without a drawing is a guess and an installation without papers is hard to defend to an inspector.
What drawings do we need to start?
The approved fire drawing from your consultant, if one exists. If not, floor plans, section heights and photos of ceilings, roof and plant room. For water systems, a hydraulic calculation shows the flow and pressure each part must deliver, and someone has to own that document. Tell us who prepares it.
What is a bill of quantities?
A list of every item with its count and size. It lets you compare two quotes line by line. Ask for one even when the quote is a single number.
What papers come at handover?
As-built drawings that show what was fitted, the test records, the device and valve lists, and the manuals. Our guide to handover documents explains each one. These papers are what the next contractor, the insurer and the inspector will ask for.
How does fire protection system installation work, from drawing to handover?
In eight steps. A single shop skips most of them. A tower or a plant uses all of them, and several run at once.
Timelines depend on floors, systems and when the building lets us in. We give a written timeline with the quote.
Bring the drawing to our shop at Shams Chamber on Shahrah-e-Liaquat, opposite the DIGP investigation office, and we read it with you at the counter.
- You send the approved drawing, or photos and floor plans, with the building type and area.
- We visit if the drawing is missing or unclear and note ceilings, risers, plant room and access.
- We list the systems the building needs and agree the scope with you and your consultant.
- We send an itemised quote that names each system, its parts and every test.
- We build the water side first where there is one: tank, pump room, risers and main pipe.
- We run alarm cable and fit detectors, call points and sounders, then link them to the pumps and lifts.
- We pressure test, flush and function test each system, and fit the heads and finishes last.
- We hand over drawings, test records and manuals. See the inspection and maintenance page for what comes next.
How long does a fire protection installation take?
It depends on four things: the number of systems, the floor area, whether a tank and pump room must be built and when the building lets crews in. We found no published Karachi timeline we could trust, so we give a written one with each quote and do not publish a number here.
Can systems be installed while the building is in use?
Yes, with a plan. Night shifts, floor-by-floor handover and a clear route for materials keep a live plaza working. The price rises with the night work, so agree the hours before the quote.
What delays a job most?
Missing drawings, late civil work for the pump room and finishes that close the ceiling before the pipe is tested. Agree who does the civil work and the order of trades at the start.
How do I choose a fire protection contractor, and can one company do it all?
Ask what the contractor installs itself, what it subcontracts and what papers it hands over. One company can supply several systems, which keeps the links between them under one test. The company should also say who is responsible for each system after handover. Fire protection services are often split between installers and maintainers, so ask who does which.
What should a contractor show you?
A written scope, an itemised quote, the permit route for the systems it installs and the certificates of fitness for its fitters, if the Provisions apply to your site (BCP Fire Safety Provisions 2016). Ask for photos of a finished job and the test record that came with it.
Why do two quotes for the same building differ so much?
Usually scope. One includes the pump and tank, the other does not. One tests, the other hands over untested pipe. Compare line by line with the checklist further down, and read our buying guide for the wider checks.
How much does fire protection system installation cost in Karachi?
There is no honest flat rate. Floor area, the systems needed, hazard class and the water supply decide most of it. We found no Karachi supplier that publishes whole-building prices with sizes and a date, so this page lists what moves the price and does not invent a figure.
| What moves the price | Why it matters | What to tell us |
|---|---|---|
| Which systems | Each system adds equipment, pipe or cable and its own tests | The list from your consultant |
| Floor area and floors | More area means more heads, detectors and metres of pipe or cable | Area per level, ceiling heights, the drawing |
| Water supply | A tank and pump room often cost more than the heads | Existing tank size, plot plan |
| Hazard class | It sets water density and storage time | What is stored or made |
| Retrofit or new build | Work above finished ceilings and in live areas costs more | Occupied or empty, working hours |
| Papers and tests | Drawings, flush, pressure and function tests take time and water | Who needs the papers and by when |
The system pages list their own price drivers: fire alarm page, sprinkler installation page, hydrant installation page and FM-200 page.
What should a fire protection quote list?
Every system, every part and every test, so you can compare two quotes line by line.
A low total can hide a missing pump, an untested pipe or no handover papers. These eight lines make quotes comparable. For the wider checks on any fire safety supplier, read the buying guide.
- Each system listed separately, with its standard or drawing reference
- Count, type and make of the main parts for each system
- Tank volume and pump flow and pressure, if there is a water side
- Panel type, zones or loops, and cable grade for the alarm
- Each test, with its pressure or duration and who witnesses it
- Permit and NOC steps, and who handles which
- Papers at handover, including drawings as built
- Who services it after handover and how often

Ask on WhatsAppWhat is the difference between fire protection and fire fighting?
Fire protection is the wider term. It covers detection, alarm, sprinklers, gas systems and the means of escape. Fire fighting usually means the water-and-hose side: tank, pump, hydrants and hose reels.
What are the main fire protection systems in a building?
A fire alarm, sprinklers, hydrants and hose reels, extinguishers and, in special rooms, a gas system. Passive measures such as fire doors and walls work alongside them.
Does a small shop need fire protection?
It needs extinguishers, and SBCA asks for one per shop, as the hydrant page notes. A small alarm is worth considering. A pump room is not needed.
Who designs the system?
Your consultant or fire engineer issues the drawing. We install to it. We found no Karachi rule that lets an installer approve its own design, so ask who signs the drawing.
Do I need a permit?
The national fire provisions require a permit to install, change or remove alarm, suppression, standpipe and fire pump systems (BCP Fire Safety Provisions 2016). Ask SBCA which version applies to your plot.
Do I need a fire NOC?
SBCA asks for fire brigade and Civil Defence NOCs at the completion-plan stage. We install and test. The authorities decide the NOC.
Can you fit systems in an old building?
Often yes, if there is a route for pipe and cable and room for a tank and pump. We check those on a visit and show the route before the quote is final.
How long does an installation take?
It depends on systems, area and access. We give a written timeline with the quote.
Who services it after handover?
The owner owes the weekly checks. We can do the quarterly and yearly work under a maintenance contract.

How this page was built
United Trading Company prepared it in October 2026 from public documents and published standards. Where a number changes from project to project, the page says so and asks for your drawing.
We do not certify compliance, approve designs or issue NOCs. The authorities and your consultant decide those. The standards named are the usual references, not a statement of which Karachi rule applies to your building. None of the examples is a UTC job.
